How to tell if your home may need Foundation Repair

Why is my foundation not level?

Homes in Dallas/Ft. Worth and most of Texas are built upon expansive clay soils which react to extreme seasonal changes. The soil swells in rainy weather and shrinks during a drought. Your home's foundation can only handle so much before stress signs appear. This allows foundations in Texas to settle over time. In addition, other factors are extreme heat, excessive rain and many natural elements . You may have done everything right but even then, erosion and years of drought become a common contributor to slab settlement, followed by poor compaction and organic decomposition. Settlement destroys the integrity of concrete slab foundations, which ultimately leads to major problems in the structure of your home. In some cases normal settling can also cause some of these issues. Pier and beam homes where built with this thought in mind, which is why they have access areas to go under the home and adjust as needed. NORTH TEXAS FOUNDATION REPAIR

There are a number of ways to repair a slab foundation in Texas. Concrete pressed piers (driven to refusal) are one of the most trusted and common foundation repair systems in North Texas. Regardless of which method you choose, you can have peace of mind knowing we offer warranty with all our residential and commercial foundation repair.

Concrete Pressed piers

Pressed Piers are guaranteed to drive through the collapsed soils and give solid structural support. Pressed Piers are driven to reach load-bearing refuand give solid structural support. Pressed Piers are driven to reach load-bearing refusal. This means that the pier is driven through the existing problematic soils around and under the slab until the frictional buildup is so great that the structure is lifted and supported.

This pier works great for the majority of homes in Texas and is our top selling pier. Piers are placed one on top of another and pressed by a hydraulic jack into the ground at about 8000 psi. Depending on the soil type, each hole requires about 10-12 cylinsal. This means that the pier is driven through the existing problematic soils around and under the slab until the frictional buildup is so great that the structure is lifted and supported.

We use the same process as our standard concrete pressed pier. However, this cylinder allows for a steel re bar to be placed in the center and connect all cylinders as they are being pushed into ground. This guarantees that they stay intact and may be a recommended choice for areas close to bodies of water where the amount of cylinders may average upwards of 16 in order to reach stable soil or bedrock.

Steel pilings are the best choice when dealing with commercial buildings or even multi level homes. These are guaranteed to go in deeper into the soil resulting in an even better stabilization. The steel pilings are also designed to interconnect one with the other making sure that as they are driven at 8000 psi, they will remain intact.
